Emami Realty Plans Residential Building at Egattur on the OMR Corridor

Published

Emami Realty Limited has proposed a residential building at Egattur Village in Thiruporur Taluk, Chengalpattu district, Tamil Nadu. The site covers Survey Nos. 85/2A and 85/1B and Plot No. R1 in 85/2B, on the southern outskirts of Chennai. The proposal was reported on 17 July 2026, when an application for environmental clearance was also described as submitted.

The project is at a conceptual and planning stage and is listed as upcoming. It carries an estimated project value of Rs 655 crore. No launch, booking window or price band has been announced yet, so the plan is best read as an early step in the developer's presence along the Old Mahabalipuram Road (OMR) belt, where it already has a completed community in Egattur. The project is also featured on our Emami Realty Egattur project page.

Project details at a glance

The proposal is for residential apartments on a site defined by survey numbers within Egattur Village. The key facts published so far are set out below.

  • Working name: Emami Realty Egattur
  • Developer: Emami Realty Limited
  • Location: Egattur Village, Thiruporur Taluk, Chengalpattu district
  • Product type: Residential apartments
  • Status: Upcoming, at conceptual and planning stage
  • Estimated project value: Rs 655 crore

Egattur lies between Navalur and Kazhipathur along the OMR, and the East Coast Road runs adjacent to the area. The developer's existing Emami Tejomaya project in Egattur offers a reference point for its typical product in this locality. Its listed configurations range from 1 BHK at 498 sq ft and 2 BHK at 1058 to 1158 sq ft, to 3 BHK at 1504 to 1699 sq ft and 4 BHK at 2021 sq ft. The listed price band there is Rs 19.86 lakh to Rs 80.61 lakh, and the community carries 77 per cent open space, a swimming pool, security, covered car parking and a 24x7 water supply with full power backup. These are details of that neighbouring project and do not describe the new plan.

For context on the surrounding market, the Egattur locality is recorded at around Rs 12,700 per sq ft, with flat rates up 85.4 per cent over the last five years. Average rents in the locality, as of December 2025, range from Rs 10,000 to Rs 18,000 for a 1 BHK, Rs 18,000 to Rs 30,000 for a 2 BHK and Rs 25,000 to Rs 45,000 for a 3 BHK.

The location and connectivity

Egattur is served by the OMR and the Rajiv Gandhi IT Expressway, with the East Coast Road close by. SIPCOT IT Park is less than 1 km away, Elcot IT Park is about 7 km away, and the Tharamani and Thoraipakkam office clusters are 12 to 15 km away. A Phase II Purple Line metro station at SIPCOT is listed about 1 km from Egattur, and a railway station is situated nearby. The main bus stand of the area sits outside SIPCOT IT Park. Marina Mall is located along the Egattur stretch of the OMR, and The Mohammad Sathak A. J. College of Engineering is in the same region.

Several transport projects are in progress in the wider region. Chennai Metro Rail has invited bids for a detailed project report on the roughly 27 km Kilambakkam to Chengalpattu extension, which is at the DPR stage. A DPR for a metro corridor linking Chennai Airport and Kilambakkam was submitted to the Tamil Nadu government in February 2025. The widening of the OMR from Mamallapuram to Siruseri is also planned.
